Welcome to The Great Northern Block, a condominium community located in Downtown Fargo, North Dakota. Located just off Broadway on the historic grounds of the Great Northern Depot, the Great Northern Block combines modern living and timeless inspiration.

We’ve modeled the building after the three-story row homes that populate New York’s Upper East Side and Brooklyn Heights neighborhoods. Built around the turn of the 20th century, the homes that inspired our design have become icons of residential architecture for that period. 

Behind the façade of five row homes, The Great Northern Block will comprise nine condominium units, each with modern layouts and conveniences that c.1900 New Yorkers could never have imagined. 

The customizable one-, two-, or three-bedroom units range from 1,400 to 2,600 square feet. Every unit features open floor plans with large living rooms and individual access to the sidewalk and street. Unique to our design is its alignment with the adjacent municipal parking ramp. All units offer access to individual, at-grade garages attached directly to the rear of the homes. Homeowners will enter the parking ramp, drive up to their private garage, and roll right in. From there, a door will lead right into the mudroom or kitchen. No need to drag groceries across the parking garage; at the Great Northern Block, you’re already home.

From the 100-foot-deep pile foundation that will never settle to the roof-top tiki bar, the Great Northern Block is designed to be your home and your community. Additionally, The Great Northern Block is a Renaissance Zone project as well as being within a Federal Opportunity Zone. These two designations can easily provide incentives of $50,000 to $150,000.

Floor systems of sound design are engineered to make every space private. Thick floor systems float on rubber sound-damping mats and no part of the floor is fastened directly to a structural member. Our systems designers have worked to create a flooring system that is not only quiet, but also provides a wide range of finishes. Owners can select traditional floor coverings such as solid hardwood, stone, or tile as well as more modern options of carpeting and composite tiles. Any area finished with hard surfaces such as stone or tile will also feature in-floor hydronic heating.

All units feature hydronic heating throughout with a heavy radiator delivery system. Although not with quite the same heft of classic cast-iron radiators, modern aluminum radiators can be hidden away in cabinets or left in view. In the summer months, cooling and ventilation is provided with concealed-duct mini-split units systems. Tiny evaporator units are placed in wall and ceiling cavities throughout the house and provide direct cool and dehumidification right when and where it’s needed. All of these amenities are controlled with smart systems, which you can access right from your phone.

Enjoy the great outdoors, roof-top style, at the Great Northern Block’s Top Yard. Our roof deck covers over 5000 square feet of community space, designed to accommodate dinners for two, drinks with a few friends, and parties up to 50 guests. Visitors can arrive through the condominium units or by simply rolling up three levels of the parking ramp.

The Top Yard Club House, accessible via interior stairs from every unit or via the parking ramp access, features a complete kitchen and bar for preparing and entertaining. Huge sliding doors open this space up to the primary deck area which can accommodate 50, yet is also divided for use by 2 or 3 smaller groups.

Step off the deck onto the rubber pavers to stroll around to several smaller spaces which feature grills and/or fire pits. Check out the tiki bar and rail-seating that overlooks Broadway and Great Northern Park. Each space offers a distinct stereo system and market lights.

If you're into gardening, the top yard offers several box gardens (over 300 square feet in total). Irrigation and plenty of sun will provide a bumper crop of peppers and tomatoes that you won't need to share with bunnies. Maybe you’re more sporting; a turf court for bocce ball, corn hole, and croquet await. Later, when darkness falls, your friends can gather on the turf for movie night, projected on the adjacent parking-ramp wall.
